How to Choose a Property Manager in Kyrenia: 9 Questions to Ask
Handing over the keys to your home is a matter of trust, especially when you live in another country. Before you choose a property manager in Kyrenia, it is worth asking a few direct questions. The answers will tell you far more than any brochure.
1. What exactly happens during an inspection?
Ask for the checklist. A proper inspection covers doors and windows, signs of damp and leaks, plumbing, electrics and appliances, the roof and gutters, the garden and the outside of the building. Vague answers such as “we keep an eye on it” are a warning sign.
2. How often will you visit, and can I change that?
Most owners choose weekly, fortnightly or monthly visits while the property is empty. A good manager will suggest a frequency based on the age and condition of your home and will add a visit after heavy storms.
3. What will my reports look like?
You should receive a short written report with photos after every visit, by WhatsApp or email. Ask to see an example.
4. Will anything be done without my approval?
The answer should be no, apart from genuine emergencies. For everything else you should receive a description, photos and a price before any work starts.
5. What counts as an emergency, and what happens then?
A burst pipe or storm damage needs immediate action. Ask how quickly someone can reach your property and how you will be informed.
6. Who holds my keys, and how are visits recorded?
Keys should be held securely, and every visit, whether by the manager, a cleaner or a tradesperson, should be logged.
7. Who carries out repairs?
Ask whether repairs are done by the manager’s own team or by local tradespeople, how those tradespeople are chosen, and who checks the work.
8. What is included in the fee?
Get a written list of what is included and what is charged separately: inspections, cleaning, pool and garden care, key holding, bill monitoring, emergency call-outs.
9. What are the contract terms?
Check the notice period, how the fee can change, and how keys and records are handed back if you decide to end the arrangement.
A final tip
A manager who wants to visit your property before quoting is usually a good sign. It shows they want to understand the home rather than sell you a standard package.
