Many people who buy a home in North Cyprus spend only part of the year here. The rest of the time the property sits empty, often thousands of kilometres away from its owner. What does a property manager actually do?
The short answer: they act as your eyes and hands on the ground. In practice that usually means four things.
Regular inspections
Someone visits your home on an agreed schedule and works through a checklist: doors and windows, signs of damp or leaks, electrics and appliances, the roof, the garden and the outside of the building. After each visit you receive a short report with photos.
Arranging maintenance and repairs
When something needs attention, the manager tells you what they found and what it will cost, finds a suitable tradesperson once you approve, checks the work and sends you photos of the result.
Seasonal care
Getting the pool and garden ready for summer, clearing gutters and checking the roof before winter, and cleaning and airing the house before you arrive.
Keys, bills and tenants
Holding keys securely and logging every visit, keeping an eye on utility bills so nothing is disconnected, and, if the property is let, handling tenant move-ins and move-outs.
Questions to ask before you hire anyone
- How often will you visit, and what exactly do you check?
- What will my reports look like, and how will I receive them?
- Will anything ever be done or spent without my approval? What counts as an emergency?
- Who holds my keys, and how are visits recorded?
- Which areas do you cover, and how quickly can you get to my property?
- What is included in the fee, and what is charged separately?
A good manager will answer all of these clearly and put the answers in writing.
Living in a residential site?
If your home is part of a development with shared pools, gardens and communal areas, those are usually looked after by the site’s management, not by you individually. Your own property manager then focuses on everything inside your front door and your private garden or pool. It is worth knowing who is responsible for what before your first winter away.
Choosing the right level of service
Some owners only want a monthly check and a call if something is wrong. Others want the full picture: weekly visits in winter, pool and garden care in summer, and the house prepared before every trip. There is no right answer; it depends on the property, its age and how long it stays empty.
