A development is only as pleasant as its shared spaces. A clean pool, a well-kept garden, a lift that works and a generator that starts when the power goes: owners notice all of these, and so do buyers and tenants.

ATRIA manages residential sites across the Kyrenia region. The owners’ committee makes the decisions; we carry them out, follow them up and report back.

What is included

Communal areas and cleaning

Entrances, stairwells, car parks, bin areas and social spaces are cleaned to a set schedule, adjusted for the summer season.

Pools and landscaping

Regular water testing and pool care through the season, and garden and irrigation maintenance planned around the climate.

Planned technical maintenance

Lifts, generators, pumps, water tanks, communal electrics and lighting are checked to a yearly calendar, not only when something fails.

Security and CCTV

Access control and camera systems are checked regularly, and any security contractor is monitored.

Suppliers

We manage the cleaning, pool, garden, lift and technical contractors, check their work and obtain alternative quotes when needed.

Owner communication and reporting

Notices, planned works and decisions are shared on time, in English and Turkish. Service charges and expenses are tracked in our management software, and owners can follow their account online.

How a handover works

  1. We talk through the site and how it is managed today.
  2. We visit and look at the shared areas and equipment.
  3. You receive a written proposal setting out the scope and terms.
  4. After the owners’ decision, documents, keys and supplier details are handed over with a signed record.
  5. The maintenance calendar starts and owners receive a first update.

Frequently asked questions

Who makes decisions on a managed site?

The owners and their committee. We implement their decisions, manage the day-to-day work and report back.

How is the management fee set?

It depends on the number of units, the shared facilities and the scope of service. We prepare a proposal after visiting the site.

Can notices and reports be in English?

Yes. Communication with owners can be in English and Turkish.
