Owning a Holiday Home in Esentepe: What to Expect Through the Year

Esentepe, east of Kyrenia, sits on a strip of land between the Kyrenia mountains and the sea. Spring: getting ready

Spring is when the development wakes up. Pools are cleaned and brought back into use, irrigation is switched back on, and gardens are pruned and planted. Inside your home, it is a good time to service the air conditioning, check the solar water heater and look for any marks of damp left by the winter rains.

Summer: the busy season

Homes fill up, pools are used every day and the heat is relentless. Pool care needs to be more frequent, irrigation has to keep up with the temperature, and communal areas need more cleaning. If you let your property during summer, turnovers between guests need cleaning and a quick condition check.

Autumn: closing up

Autumn is the most important season for preventing problems. Before the first heavy rain, gutters should be cleared and the roof, terraces and window seals checked. Winter: quiet but not idle

Many homes stand empty. Storms can bring heavy rain and strong winds, and closed rooms can gather damp. Regular inspections, plus an extra visit after severe weather, are the best way to catch a leak or a tripped fuse before it causes real damage.

In most developments the site management looks after shared areas: communal pools, landscaping, lighting, the entrance and security. Everything inside your front door, and any private garden or pool, is your responsibility. Knowing exactly where that line falls avoids surprises.
