In many apartment blocks, management falls to one volunteer owner. Over time, chasing lift engineers, cleaners and late payments becomes a second job, and it can strain relations between neighbours.
ATRIA takes on the day-to-day running of apartment blocks in Kyrenia, so owners have a single point of contact and the building runs to a plan.
What we do
Cleaning
Entrances, stairwells, corridors, the lift car and bin areas are cleaned to a weekly schedule, and the work is checked.
Lifts
Periodic servicing is arranged with an authorised lift company, records are kept and breakdowns are followed up until resolved.
Technical checks
Communal electrics, lighting, pumps, water tanks, the roof and gutters are checked regularly, with seasonal work planned ahead of winter and summer.
Security
Entrance doors, intercoms and any camera systems are part of the regular checks.
Owners and service charges
Notices go out on time. Service charges and shared costs are tracked in our management software and reported clearly.
Why it helps
- No single owner carries the workload.
- Maintenance happens on schedule, which avoids larger repair bills.
- Costs are recorded, so discussions are based on documents rather than memory.
- A well-kept building holds its value for sale or rent.
Frequently asked questions
Do you service the lift yourselves?
No. Lift servicing is done by authorised companies; we make sure it happens on time and follow up any faults.
Who decides to bring in professional management?
The owners of the building. We can prepare a proposal for them to consider.
