Owning a home in North Cyprus is easy to love and hard to look after from a distance. A leaking roof after the first winter storm, a pool that turns green in August, a garden left without water, a bill that went unpaid. None of these are serious when someone catches them early. All of them get expensive when nobody does.
ATRIA is a property management company based in Kyrenia (Girne). We look after apartments, villas and residential sites across the Kyrenia region, for owners who live abroad, spend part of the year here, or simply want someone reliable on the ground.
What we take care of
Scheduled inspections with photo reports
We visit your property on a schedule you choose, weekly, fortnightly or monthly, and check it against a set list: doors and windows, damp and mould, signs of leaks, electrics, appliances, the roof, the garden and the outside of the building. After every visit you get a short report with photos on WhatsApp or by email.
Maintenance and repairs, with your approval
When something needs fixing, we tell you what we found, what it will take and what it will cost before anyone starts work. Once you approve, we arrange a suitable tradesperson, check the result and send you photos. The only exception is a genuine emergency, such as a burst pipe, where we act first to limit the damage and call you straight away.
Pool, garden and cleaning
Regular pool care through the season, garden maintenance and irrigation checks adjusted to the time of year, and cleaning before you arrive or after tenants leave.
Keys, bills and tenants
Your keys are held securely and every handover is logged. We can keep an eye on utility bills so nothing gets disconnected, and if your property is let, we handle tenant move-ins and move-outs with photographed inventories.

We work across the Kyrenia region: Kyrenia town centre, Karakum, Çatalköy, Ozanköy, Bellapais and Esentepe to the east, and Karaoğlanoğlu, Alsancak and Lapta to the west.
How it works

- We visit, look at the property properly and agree with you what needs to be done and how often.
- You receive a written proposal setting out the scope and the price.
- We collect the keys, record the condition of the property, and the regular schedule begins.
Managing a whole development
If you sit on the management committee of a residential site or apartment block, we also take on full site management: communal areas, pools, landscaping, technical maintenance, security, suppliers and owner communication. Notices and reports can be prepared in both English and Turkish, and owners can follow service charges online through our management software.
Frequently asked questions
How often will you inspect my property?
You decide. Most owners choose weekly, fortnightly or monthly visits while the property is empty, and we can add an extra check after heavy storms.
Will you carry out repairs without asking me?
No. Apart from genuine emergencies, nothing is done and nothing is spent without your approval. You always get a description and a price first.
I live in the UK. How will we communicate?
By WhatsApp and email, in English. Reports come with photos, so you can see the condition of your property for yourself.
Can you get my villa ready before I arrive?
Yes. We can arrange cleaning, airing, a pool check and a garden tidy so the house is ready when you land.
Do you manage properties outside Kyrenia?
We currently cover the Kyrenia region, from Lapta in the west to Esentepe in the east.
